11910 Mayfield Avenue #102, Brentwood.  Project:  Full renovation.  This property was in terrible condition when purchased.   Previous owner considered renovation but stopped after demolition without completing job.  We came in and did a complete renovation, which included removing wall that made up a non-permitted second room off the kitchen, which was the original breakfast nook.  We designed a new kitchen, updated all appliances, renovated the master bathroom, created new closet spaces, painted, updated lighting throughout, and installed new new windows and doors.  Project took 45 days from start to finish.  Result:  In escrow in 4 days and sold for well over asking price.  Property page:  https://bit.ly/2LRAAB6

1537 S. Westgate Avenue, West LA.  Project:  kitchen and dining area.  This property was purchased for $680,000.  Overall the unit was dated in it’s original condition.  We re-used all the old cabinetry, removed the upper cabinets and opened up the kitchen.  Moved out the galley sink portion and pushed it out a few feet to expand and open up the kitchen.  Added new countertops, sink and appliances.  Also updated the floors and added in-ceiling lighting.  Result:  the property sold for $1,000,000 ($100,000 over asking price).  Project cost:  $8,000.  Property page:  https://bit.ly/2yv9ptU

743 Pier Avenue #4, Santa Monica.  Project:  2nd Bathroom.   This property was listed and not selling.  The bathroom was clean, but dark and a bit dated.  We removed and replaced the counter tops with lighter white quartz, removed old floor and tub/shower tile and replaced with a lighter marble throughout. 743 Pier Avenue #4, Santa Monica.  Project:  Master bathroom.   As mentioned above, this property was listed and not selling.  The master bathroom was also dated.  We removed and replaced the counter tops with lighter white quartz, removed old floor and shower tile and replaced with a lighter marble throughout. 743 Pier Avenue #4, Santa Monica.  Project:  Kitchen.  As suggested previously, the property was listed but not selling.  In addition to both full bathrooms, agreed the kitchen needed an overhaul as well.  Countertops were dark and the bar area blocked the flow into the dining area.  We removed the high standing bar, replaced the stove a flat surface stove and added a large white quartz countertop that flowed nicely to dining area.  This brightened up the kitchen, made it feel larger and more open.  We also updated the flooring to make it feel more modern.  Result:  The property sold for $25,000 over asking price and $40,000 more than the previous offers while on the market prior to work.  Cost:  $3,500.  Property page:  https://bit.ly/2MOmy4w

515 Ocean Avenue, N. Penthouse C, Santa Monica.  Project:  Pain, patch update living areas.  This was an original condition 3,000 sq. ft. penthouse with panoramic views.   But the property had not been renovated or updated in forty years.  We added new carpet, painted everything bright white and removed the tints and drapes off the windows, and staged the living area.  This allowed us to drive buyers to come see the amazing views and space.  Result:  The property sold for $6,550,000.  Property site:  https://bit.ly/2KjyyMK
